The benefits of dealing direct with the architect are many fold, let take a look.

Firstly, all new build properties commence life in the architects mind, progressing on to a design plan, no one knows the proposed villa better than the architect.  But real financial benefits can be achieved by taking it beyond the design stage.

To understand how, we have to take a look at the traditional new build procedures. 

As most new build projects are for multi build projects with the building land being acquired though land banks agencies run by investors, therefor premiums apply. 

Financing needs to be sourced to cover the building program, so premiums apply again.  A developer is required who will be working to a percentage set against the project and will subcontract the work out to individual trades.  Promoters are required for marketing, usually running at 10 to 15%, finally agents are contracted to undertake the selling with fees from 5 to 10%.

By going direct it is possible to achieve savings up to 30% depending on size and location of the project.

Finally, there are taxes, well sorry, they apply in all cases.
